No. The website sits alongside the platforms and your Tourismusverband entry. It gives the guests who already know your name somewhere to go that belongs to you.
That is the strongest reason to have one. A returning guest who rebooks through a platform still costs you commission on a booking you had already earned. Your own site gives them a direct route — and gives you the enquiry, rather than the platform keeping it.

I build both pages, structure the enquiry form to ask for only what it needs, and set up the consent step. The legal wording itself is yours to supply or to have checked by someone qualified — I am a designer, not a lawyer, and I would rather say so than guess.
Yes. From the Bespoke package each apartment can have its own page, gallery and rates, sitting under one house.
It is the best time. Between seasons is when you actually have the hours to choose photographs, check the copy and answer questions — and the site is live well before the winter enquiries arrive.
Yes. A simple payment setup can be added for hosts who manage bookings themselves. For a house that needs live availability, date selection, pricing and checkout, a full direct booking engine can be added separately.
Calendar or channel syncing can be added where technically available. The exact setup depends on the platforms, the channel manager or property-management system you already use, and the access on your own account.
Not necessarily Stripe specifically, but you need your own supported payment-provider account. Payments should go directly to you rather than through Filip Markovic.
No. It gives the website a technically sound search-ready foundation, but no specific ranking or traffic level can be guaranteed.
Not in the standard packages. Your existing photography is used unless separately agreed — though for an alpine house it is worth having a winter set and a summer set, because the site is built to show both.
Details of the house, photographs, amenities, location and getting-here information, house rules, Kurtaxe or Ortstaxe details, and any reviews or content you have permission to use.
You own your domain and your content. I build and launch the website for you and can continue to host and maintain it as an ongoing service. If you need a full code handoff, we can agree that separately before the project starts.
No. Google Business Profile itself is free. If you want me to set it up or optimise it for you, the fee covers my work, not a Google subscription.

You do. The profile stays in your name as the primary owner, on your own Google account. I am added as a manager or secondary owner only for as long as setup or optimisation work is needed, and no passwords are shared.
No. A normal Google or Gmail account can own and manage the profile.
